We’re a 14 person coed community in San Francisco one block from Alamo Square and a 10 minute walk to Hayes Valley. Our goal is to create a supportive community that fosters belonging while offering affordable rent.

Each cozy pod comes with an 8" thick memory foam mattress, heavy down comforter, electrical outlets and lighting. Our twin XL mattresses comfortably sleep anyone 6’5” or shorter.

What criteria do you use to evaluate potential renters?

We make sure all our buds are chill and respectful. Our community is full or creatives and founders. We want to make sure you're a good fit for our tribe.
Is it possible to arrive before the designated move-in time or stay past the move-out time?

No.
Can I extend or shorten my stay?

You're welcome to stay with us longer. You may not shorten your stay with us without prior approval.
Do you accept co-signers?

Yes.
Is there a Credit Score required?

No.
When/how will you refund my security deposit?

You will receive your security deposit back within 7 days of your move-out after following the below check list:

1. Complete a short exit interview prior to your departure.

2. Wash your sheet, duvet cover and pillow case the day of your departure.

3. Use your clean linens to remake the bed.

4. Remove all items from your wardrobe.

5. Remove all food items from your fridge/pantry space.

6. Leave your key on top of your pillow.

7. Depart no later than 11am the day of your move-out.

If any of these items are not completed, you will not receive your deposit back.
Policies
Is it permissible to have visitors during the day/night?

Guests are allowed in the visiting area but NOT in the bedrooms. Strictly no guests overnight.
Be aware that we can assume no liability for your guests or their possessions.
Are kids allowed?

As this is essentially a working environment, our facilities aren’t baby-proofed or child-friendly. Having kids around can be a major distraction for other colivers and you. So, it’s a no.
Are service and emotional support animals allowed?

We do not accept pets.
By law, we allow service dogs. Our staff is allowed to ask two questions to determine what service the animal provides if it's not obvious:
1. Is the dog a service animal required because of a disability? and
2. What work or task has the dog been trained to perform?
We define service animals as dogs that are individually trained to do work or perform tasks for people with disabilities. Examples of such work or tasks include guiding people who are blind, alerting people who are deaf, pulling a wheelchair, alerting and protecting a person who is having a seizure, reminding a person with mental illness to take prescribed medications, calming a person with Post Traumatic Stress Disorder (PTSD) during an anxiety attack, or performing other duties. Service animals are working animals, not pets. The work or task a dog has been trained to provide must be directly related to the person’s disability. Dogs and pets whose sole function is only to provide comfort or emotional support do not qualify as service animals under the ADA, and will not be allowed.

Is it possible to request a change of room or apartment if I am not satisfied with the current one?

Of course. If a room is released and you want to move in, you will have the opportunity to pay the rent difference. We may also charge an additional room cleaning fee.
Can I smoke inside? How about vaping?

Smoking is strictly prohibited in any part of the building. That includes all private and communal rooms, hallways, balconies, etc. If you choose to smoke, please make sure you do so away from the building entrance, and please make sure you dispose of cigarette butts properly.
Can I receive post/mail to the property?

Yes. We will provide updated info once you have moved in.
What are the quiet hours?

On the weekday, quiet hours are from 10 pm to 7 am, and 12 am to 9 am on weekends. As with any shared housing scenario, the golden rule is to be respectful of others in your community and not wake them up or disturb them if they’re trying to have a quiet night.
What is the policy on alcohol?

It’s your home, so feel free to enjoy a drink whenever you wish, so long as you are respectful of your housemates. If you want to party, make sure you do that away from the property.
