Before your check-in (at least one week in advance), we’ll kindly ask for the following one-time payments:
Security deposit: 1 month’s rent.
Final cleaning fee: €200.
Management fee (based on the length of your stay, from 250 to 500 €—see extra fees). It is mandatory you select this fee when sending a booking request.
2 months → €250.
3 months → €350.
4 months → €400.
5 months → €440.
6–11 months → €500.
The management fee is a one-time payment that covers a wide range of services designed to make your stay smooth, safe, and hassle-free. It includes:

We handle all the paperwork, legal compliance, and onboarding logistics in a fully digital and secure process.
Personalized check-in coordination:
We’ll make sure everything is ready for your arrival, including digital access to the apartment and delivery of your keys, bed linen,

Weekly cleaning of common areas:
Our cleaning team maintains the shared spaces (kitchen, bathrooms, hallways) every week to ensure cleanliness and comfort.

Will I get the same room as on the photos?The room you will be assigned might differ slightly from the photos but will match the room type. You are booking a room/bed by type, not a specific unit.

Can I tour the property first?You don´t need to tour the property, and here is why:
- Properties on Coliving.com have pictures and a clear description of the community, rooms, and common areas. Most of them also have 3D or video tours.
- Restricting viewings provide equal opportunities for everyone, whether you are a local or live abroad. Plus, it preserves the privacy of our coliving communities.
- If anything is unclear, you can easily reach out to the property by clicking "Contact host" and ask for more details. Make sure your questions are not already covered in the description or the FAQ section.
- Coliving.com makes sure the coliving property is as advertised, by only sending any money to the operator 24h after you have successfully moved in.

My booking has been accepted, now what?Once you’ve been accepted and confirmed your ideal moving-in date, the host will be there to welcome you to your new home. They will help you settle in your room, show you around the space, and introduce you to the other community members. Once we’ve answered your questions, you will be given time to get settled and make yourself at home.

What information do I need to supply for the application?We’ll need a copy of your photo ID (passport, NIE, or TIE), your residency address, and depending on your profile:

What criteria do you use to evaluate potential renters?We look for tenants who are respectful, tidy, and responsible, and who align with the calm and community-oriented environment we aim to maintain. Age and lifestyle compatibility with current residents is also taken into account.

Is it possible to arrive before the designated move-in time or stay past the move-out time?Check-in is from 4 PM, and check-out is by 10 AM. If you need flexibility, let us know — we’ll do our best to accommodate you depending on availability.

Can I extend or shorten my stay?bsolutely! You can extend your stay if the room is available, and we’d love to have you for longer. If you need to leave early, just let us know at least a month in advance to avoid any deductions from your deposit. We’re here to help make your stay as enjoyable as possible!

Do I need to sign a contract/lease?Yes, you’ll sign a digital rental agreement before moving in. It outlines all terms and ensures everything is clear and secure for both parties.

Do you accept co-signers?We usually don’t require co-signers, but if you have limited financial documentation, feel free to reach out and we’ll evaluate your case individually.

Is there a Credit Score required?No, we don’t require a credit score. We understand many of our residents are international and might not have one.

When/how will you refund my security deposit?The security deposit is refunded within 30 days after check-out, once we’ve confirmed that everything is in order with the room and there are no pending utility overages.
However, in most cases, we process the refund within 48 to 72 hours after check-out. -
Can I cancel a booking?You can cancel free of charge as long as you have not paid. Once you have paid for your booking, the cancellation policy must be respected.

Is it permissible to have visitors during the day/night?Yes, occasional visitors are welcome. Each resident may invite one guest per week to use the common areas, and one overnight stay per week is allowed in the resident’s private room. We kindly ask that all guests be respectful of the space and other residents, and that they are never left alone in the apartment.

Are kids allowed?Thank you for your question! Our community is designed specifically for adults aged 18–39, focusing on young professionals, students, and digital nomads. While we love families, we currently do not accommodate children in our residence.

Are service and emotional support animals allowed?We understand how important service and emotional support animals can be for many individuals. While we currently do not allow pets to maintain a clean and peaceful environment for all residents, we appreciate your understanding and are here to support you in any way we can!

Is it possible to request a change of room or apartment if I am not satisfied with the current one?Yes, if you’re not fully comfortable in your current room, you may request a change, subject to availability. Our team will do their best to find an alternative that suits you better. However, this is very rarely needed, as our listings are highly accurate, what you see is what you get.

Can I smoke inside? How about vaping?No, smoking and vaping are not allowed inside the apartment or in any indoor common areas. If needed, please step outside and be mindful of neighbors and shared spaces.

Can I receive post/mail to the property?Yes, you can receive letters and packages at your Kiwi House address. We recommend including your full name and room number on all deliveries to avoid confusion.
